‘Shoreditch is no longer up and coming; it is already here, it is alive and it is buzzing. This part of London has been gradually transformed from an arty but gritty neighborhood into one of the capital’s most desirable areas without having lost its charm. Architectural gems are appearing everywhere; they provide the canvas for fresh and sophisticated art, amazing and diverse restaurants, cool bars for young and old and the backdrop for some of the most interesting shopping experiences.

Shoreditch is no longer just a weekend destination; being there has become a lifestyle choice. For us it has also become an interesting urban environment to work in; we have done a number of projects in this energetic area.’ Martin Gruenanger, director of Space Group Architects describes to Design Exchange Magazine, the architectural background of the Shoreditch High Street project.

Space Group Architects aimed to capture this special moment in time. The building sits in a conservation area and contained dysfunctional offices throughout. Part of the brief was to achieve a change of use for retail on the ground floor and basement, an apartment on the third floor as well as a duplex penthouse at the top.

The architects maintained the historical façade, refurbished a large existing skylight, a lift and the main staircase, exposed and enhanced some of the raw and industrial characteristics of the building and juxtaposed them with a very contemporary material palette. Unique conversions such as this demonstrate that it is feasible to provide meaningful 21st Century spaces whilst maintaining the embodied energy of an existing building.

The Shoreditch High Street Project  incorporates three different building programs;a retail unit is on the ground floor and basement level, office space on the 1rst and 2nd floor, an apartment on the 3rd floor as well as a luxury duplex penthouse at the top.

The 1rst  and  2nd  floor offices feature a complete column free main space and contain new high performance acoustic windows to the entire Eastern and Western elevation making the space flexible, open and light whilst shutting out the noise coming from the high street and the adjacent rail lines.

On the 3rd  floor apartment, homage has been paid to this spaces’ past and original purpose as supposed to denying it. The open plan living space has elements that feel like an office that has been refurbished which only then has then been converted into an apartment. The result is a vast bright space which offers very flexible and social friendly areas.

The lofty main space of the Penthouse which is allocated on the fourth floor is also completely column free, creating an extremely open and light space which offers amazing views of lively Shoreditch.

Space Group Architects designed the Shoreditch High street project with extraordinary sensitivity and thoughtfulness while having in mind both the rich historic past of the building and the area as well as the contemporary needs of retail, working and living. With their careful selection of materials they created spaces that are coherent, functional and atmospheric.
