Transformed & energised for an agile future

Land Securities’ exciting move to Cardinal Place SW1, after 20 years at 5 Strand WC2, comes after researching two very different solutions for their future. In consultation with KKS, and a strong desire to be located within their own portfolio, a strategic review was undertaken in deciding whether to relocate to a new development or refurbish existing stock. The decision was to renovate an older building as part of the regeneration of Victoria, to enhance Land Securities’ commitment to sustainability, longevity in the area, and a desire to demonstrate ‘One Company, One Space, One Vision’ – a strategy for an inclusive, open, and innovative brand.

The single floor solution at 80 – 100 Victoria Street allows for enhanced communication, collaboration, and a greater integration of all business units. Silos have been broken down, teams are integrated, an agile working practice is in place, a variety of activity settings are on offer, and overall we have a very excited workforce energised for the future of Land Securities.

KKS, with an extensive knowledge of new and developing working practices, was able to support Land Securities by creating a vision for their new HQ, thinking outside the box and pushing boundaries. Along with Long & Partners, RES, and ISG, amongst others, KKS has delivered a unique new environment, supported by the expertise and experience of the Land Securities internal team, leading the way for what occupiers want today.

The new 50,225 sq ft HQ combines both an 11% savings in nett area, while providing for a capacity of 470 people working in a space with 40% less actual fixed desks. The increased provision of informal meeting spaces now allows for a freedom of movement to work anywhere and with anyone in the organisation. Clients are also welcomed into a warm and comfortable reception area, with the flexibility to drop in or participate in a variety of meeting types. Professional design team members can now present their schemes in a specially designed Project Suite, allowing the ‘white box’ to become a highly interactive and creative gallery.

The new HQ has achieved BREEAM (recently winning the BREEAM Award 2017 for Office Refurbishment and fit-out ) Outstanding at design stage.KKS worked closely with RES to achieve this, specifying only accredited products, and with ISG during the demolition and build phases. Re-use of existing furniture was undertaken and adapted, existing underutilised areas of the base building were re-gained – opening up a bridge walkway to the outside garden, enhanced arrival points for informal meetings, and re-energised winter gardens for quiet working.

KKS collaborated with the in-house engineering team, Long & Partners, to create a robust, creative, exposed services ceiling, demonstrating Land Securities’ experience in developing class A buildings. The feeling of not being boxed in and of open space runs throughout the workplace. Circulation routes are wide and bright with clear sight lines, every available aspect maximises access to natural daylight, and neighbourhoods are both collective and individual.  The views onto the street make you feel part of the whole hustle and bustle of the environment, without the noise or weather conditions.  Everything has been thought through – the occupier is at the heart of Land Securities’ new HQ.

These new offices also boast the largest Microsoft installation of Surface Hub screens in the UK and all employees have been given and trained on new Surface Pro tablets; full mobility is an option for everyone; and an integrated ‘new to market’ Samsung LED screen in reception.

Employee wellbeing is at the heart of theLand Securities business: wellbeing and contemplation rooms are provided; healthy food is offered with the incorporation of a Juice Bar and separate Social Hub. If you want to cycle to work, the shower rooms have been enhanced to encourage activity; changing for black tie events are catered for, and a helpdesk is at hand for IS issues and/or assistance with agile working, all staffed with concierge trained IT professionals.

The new energised Land Securities HQ defines an innovative culture and brand which is reinforced by an environment which creates a workplace to be proud of, and which showcases Land Securities wealth of experience in the built environment for the occupier.
